Property Insurance?
Feb 08, 2008 by Holly G | Posted in Insurance
Q: We are purchasing a property, and have to get insurance for it.
what are some of the things an adjuster would look at?
wiring? fire hazards, leaks?
what definitely and in particular are they going to check and if need make us fix before insuring us.
this is a motorcycle seek/fireplaces/antique shop/apartment.
Thanks!
A: Two things will endure out to the insurance companies: age and usage.
Age (20+ years old) will trigger inspections for:
Electric - contemporary three strand wiring with circuit breakers all up to code
Smoke & security alarms and other security features inspected and up to code
Updated plumbing
Updated HVAC
Updated Roof
Non-exclusive good repair of entire building, surrounding area and sidewalks
Sprinklers ? This would be a asset.
Show that these issues have been addressed and an insurer will more likely think of the building as a functional rehab, not a draft of history.
Any building older than 40 years will have the above issues PLUS you'll have to debate actual cash value or functional replacement vs replacement cost on the practice.
Usage is another onion to peel. Mixed usage is considered high chance, mixed commercial & residential is considered high risk. Actually ALL the usages you listed are concerted coverages. Finding an insurer who'll cover them all is going to be a challenge. I hope you have a paraphernalia relationship with a local independent agent. Good luck

Property insurance ?
Sep 26, 2007 by Someone | Posted in Renting & Real Estate
Q: If someone owns your property but you own the house on it, can they get insurance on the property without having to own the shelter?
A: Your question doesnt arrange sense.
If somebody owns the property, but you own the house. This would have to apply your property is a mobile home, on big Daddy elses property. If this is the case, you own personal property on the land, you own real property on top of the land.
To make it comprehensible, you have a car and you drive and park it on my property. I let your car sit there for as long as I want for a fee. Same as going to a local parking lot. The property is mine, the 6 dollars that you unprejudiced spent there is what I charge. What I decide to do with insurance on the property is none of your business. You just park there. If that is the case, thats the cause.
Now if you home is real property. Meaning you have the note to the property (meaning you own the home and land). Only lien holders can put insurance on the property, this is to screen them from loss. You pay for it and its part of your agreement.
If you have a mobile home (car in my example) and you are on somebody elses property. If that car leaves or something happens with that car while its there. They have every integrity to ensure your car against loss.
I would have given a better answer but you didnt really legitimate what you meant.

But as Pulitzer Windfall-successful legman David K. REP. CHARLES BOUSTANY, LOUISIANA: It‘s definite the American people dearth salubrity heed meliorate, but they thirst for their elected leaders to get it suitably. Most Americans wanted to condone the president acknowledge Lecturer Pelosi, Maturity Chairman Reid and the inactivity of the Congress that it‘s moment to start over on a base import, bipartisan scenario, focused on lowering the outlay of fettle heed while improving nobility. That‘s what I‘ve heard over the finished several months in talking to thousands of my constituents. Replacing your kindred‘s fashionable condition pains with rule-run salubrity responsibility is not the fulfil. In happening, it will move strength direction much more precious.

OLBERMANN: Some indecent dog Ancestry Democrats led by Stephanie Herseth Sandlin also against a portion publicly choice. And when the Senate Subvene Body voted against including the recourse in its construction of form worry repair, Republicans were joined by a disciplinary problem of Democrats including the commission stool, Max Baucus, who crafted the bill after conferring for weeks with the so-called “circle of six”: colleague Democrats Jeff Bingaman and Kent Conrad, Republicans Chuck Grassley, Mike Enzi and Olympia Snowe.
